Avenue Road, St. Albans

September 2012 - July 2013.

Build Cost: 1,300,000

This former care home was converted into 8 new houses.

The building was vertically spilt which sounds simple enough, but in construction terms it meant lots of planning where dividing walls were removed altered and built again in a sound proof way whilst trying to retain floor joists so that all trades could work throughout the construction phase.

The refurbishment consisted of new windows, plumbing, electrics and kitchens with quartz worktops.  There were 24 fully tiled bathrooms and Karndean floor finishes in the ground floor areas.

Externally the softwood sash windows were replaced with bespoke double glazed softwood sash windows.  Block paving was laid to the front parking entrance area with yew bushes and automatic entrance gates.

The project was a finalist in the 2013 "St Albans Civic Society" awards and received a commendation as a recognition of the detail and finishes we achieved.
